An Active Industrial Market at AllianceTexas
AllianceTexas, the largest industrial submarket in North Texas, is busy.
Southwire, one of the leading manufacturers of wire and cable used in the transmission and distribution of electricity, has recently expanded its operations and leased more than 1.18 million square feet at Alliance Westport 25. The building was initially launched as a 1,076,000 square feet speculative building in August 2022 and is now being expanded to meet Southwire’s larger size requirements. Southwire’s expansion to AllianceTexas will employ 250 new team members.

Most recently, McMaster-Carr, a leading maintenance, repair and operations (MRO) product distributor, released plans to expand into the North Texas region and build a new regional headquarters and distribution facility at AllianceTexas, bringing hundreds of new jobs to the area.
As demand in Fort Worth continues, Hillwood announced that two new speculative industrial buildings are also under construction, Alliance Center East 2 (ACE 2) and Alliance Center East 3 (ACE 3). This is a key part of Hillwood’s AllianceTexas strategy to continually have available, ready-to-occupy Class A speculative industrial options of all sizes for new and existing customers.
“There is continued market demand for spaces up to 225,000 square feet, particularly for manufacturers, 3PLs, and e-commerce companies,” said Reid Goetz, senior vice president of Hillwood. “Meeting this market need, Alliance Center East 2 and 3 are the newest and most modern Class A additions to Hillwood’s AllianceTexas industrial portfolio. With the recent completion of more than $1 billion in expansion improvements to Interstate 35W and located within the heart of AllianceTexas’ world-class logistics amenities, these buildings will give our customers access to one of the most critical freight corridors in the country.”
ACE 2 and 3 will accommodate companies ranging from 84,000 to 224,616 square feet, delivering speculative tenant improvements in early 2024.
