Continued Demand Drives 8.2 Million-Square-Foot Industrial Pipeline at AllianceTexas

From AI supercomputing and advanced electronics to critical minerals and aerospace, AllianceTexas continues to attract companies driving the next generation of American manufacturing. Building on decades of infrastructure investment, Hillwood is providing the scale, connectivity and flexibility companies need to innovate, expand and grow in North Texas.

Recent investments illustrate that momentum. Companies including Foxlink Group, Wistron, Celestica and MP Materials are expanding AllianceTexas’ role in advanced manufacturing, representing more than $3.9 billion in investment and thousands of new jobs.

That demand is also driving Hillwood’s next phase of industrial development. Hillwood is advancing an 8.2 million-square-foot industrial pipeline at AllianceTexas, including 6.8 million square feet currently under construction and 1.4 million square feet in design.

The pipeline reflects Hillwood’s long-term approach to staying ahead of customer needs. As companies evaluate relocation and expansion opportunities, speed to market, infrastructure, transportation connectivity and operational flexibility remain critical factors.

“What happens inside these buildings today is much more diverse and sophisticated than the traditional warehouse concept,” said Jack Barkley, vice president of industrial leasing at Hillwood. “Our customers’ needs change often, and adaptability is key. With future-ready infrastructure and ready-to-occupy facilities, AllianceTexas gives companies the flexibility to expand their product offerings and adapt quickly. That flexibility distinguishes us from other developers.”

One example is Alliance Westport 16, a new 1.2 million-square-foot speculative industrial building underway within the Alliance Logistics District. The building adds large-scale capacity to the market while supporting companies seeking efficient access to North Texas, national supply chains and global markets.

The Alliance Logistics District and planned private bridge to BNSF Railway’s Alliance Intermodal Facility, scheduled to be completed in early 2027, further support the focus on future-ready infrastructure, improved connectivity and efficient freight movement.

Since 1989, AllianceTexas has attracted more than 600 companies, generated an estimated $142.9 billion in regional economic impact and created more than 73,000 direct jobs.
