Hillwood Launches Largest Speculative Industrial Pipeline to Date at AllianceTexas
Hillwood continues to lead in delivering move-in-ready industrial facilities at AllianceTexas, helping meet growing demand from logistics operators, distributors and advanced manufacturers. The latest projects will provide next-generation industrial space for customers looking to relocate, expand or accelerate operations in one of the nation’s premier logistics hubs.
Among the key projects currently under construction are Alliance Westport 12, a 1,219,034-square-foot Class A industrial facility located within the newly established Alliance Logistics District. The district is a first-of-its-kind mobility logistics hub anchored by BNSF’s Alliance Intermodal Facility, offering customers a prime location with direct access to world-class multimodal infrastructure. Hillwood is also advancing Alliance Gateway 70 and 71, two Class A speculative industrial buildings located at the recently completed intersection of Independence Parkway and Henrietta Creek Road, adjacent to State Highway 170. Alliance Gateway 70 will total 268,623 square feet, while Alliance Gateway 71 will span 501,235 square feet. Learn more about Alliance Gateway 70 and 71.
Combined with other projects now underway, this marks Hillwood’s largest speculative industrial pipeline to date at AllianceTexas, totaling 3.1 million square feet under construction and 2.6 million square feet in pre-development — further advancing the company’s industrial design and delivery strategy.
Jack Barkley, Vice President of Industrial Leasing at Hillwood, said, “Alliance Gateway 70 and 71, combined with Alliance Westport 12, Alliance Westport 15 and Alliance Gateway 34, represent the acceleration of Hillwood’s most ambitious speculative construction effort yet. These buildings will allow us to deliver move-in-ready Class A facilities with the power capacity and infrastructure resilience required by next-generation industrial users. Demand from leading logistics and manufacturing companies remains exceptionally strong, driven by the unmatched multimodal transportation capabilities of AllianceTexas.”
Samuel Rhea, Vice President of Industrial Leasing at Hillwood, added, “Alliance Westport 12 advances the logistics efficiencies and features set in our speculative industrial program. The demand we are seeing has reaffirmed the need for million-square-foot-plus facilities. When those buildings are paired with immediate intermodal access using Hillwood’s private bridge, customers can realize drayage cost savings of up to 60%, creating a meaningful competitive advantage.”
