Powering Growth and Innovation

Hillwood has always been at the forefront of looking ahead, pioneering forward-thinking development and laying the infrastructure needed five, 10, or even 30 years into the future.

“Today, Hillwood is in design and construction on over 2.5 million square feet of industrial development throughout AllianceTexas on either a speculative or build-to-suit basis,” said Reid Goetz, senior vice president of Hillwood. “At the center of that program is our commitment to bring the next generation of infrastructure and communication technologies to our development areas, keeping AllianceTexas a top destination for companies needing ready-to-occupy, Class A facilities.”

Hillwood, as a testament to its forward-thinking approach, has strategically worked with electric providers for over three decades to create a highly redundant and robust electrical infrastructure system within AllianceTexas, which includes: 345kv and 138kv transmission lines with redundancy from multiple providers; four existing substations (with multiple sites for future substations) and regional underground duct bank distribution lines throughout. All of this is in anticipation of the growing demand for large-scale power capabilities that define the current industrial and logistics landscape.

Today, AllianceTexas is infrastructure-ready, boasting multiple data center users like Meta and QTS, alongside manufacturing leaders who rely on substantial power resources to fuel their operations.

With the ability to ultimately deliver over 400 megawatts of additional power capacity, AllianceTexas remains primed for expansion. Moreover, the resurgence of reshoring initiatives and the growth of battery production, computer chips and biopharmaceuticals underscore the increasing demand for heavy power and redundancy in industrial facilities. This is evident in MP Materials’ new rare earth magnetic manufacturing facility in Alliance Gateway along the recently completed SH-170 roadway project. MP Materials now occupies the space and is set to commence its specialized manufacturing process in early 2024.

“Access to large amounts of power with the fastest speed-to-market delivery has become a critical decision-making principle in the site selection process for industry-leading, forward-thinking companies,” Goetz said.  “With a private-business mindset, Hillwood has strategically planned and positioned AllianceTexas to continue to be the preferred location for manufacturers, fulfillment users and hyperscale/AI data center users, that not only need large scale power as soon as possible, but those that require an environment that provides long-term reliability and resiliency within one of the most competitive power cost markets in the country.”
