A Four-Decade Vision Unveiled: Landmark by Hillwood

Hillwood is bringing a bold new vision to Denton: Landmark, a destination designed to live, work, and thrive. The unveiling marked a milestone for the city and a new chapter in Hillwood’s long-term vision for North Texas.

“Landmark represents something truly special,” said Mike Berry, President of Hillwood, highlighting the project as the company’s first development in Denton and a key step in the growth corridor from Alliance to Denton—the next frontier of North Texas development.

For centuries, Pilot Knob—Denton’s most recognizable natural landmark—guided cattle drivers and frontier settlers across the surrounding hills. Purchased by the Perot family in 1987, the Hunter Ranch property was preserved with a vision for development that honors its history and natural beauty. That vision is now becoming reality with Landmark.

What Landmark Will Offer

• Homes for Every Lifestyle: 6,000 single-family homes and 3,000 multifamily residences.
• Vibrant Commercial Spaces: 5 million square feet of mixed-use space for restaurants, retail, hospitality, and entertainment.
• Green and Active Living: A 1,100-acre green ecosystem anchored by a 300-acre park and entertainment district, featuring 35 miles of hiking and biking trails.

Berry emphasized the unique partnership behind Landmark: “This first-of-its-kind collaboration between Hillwood Properties and Hillwood Communities combines the commercial innovation of AllianceTexas with the award-winning design of our lifestyle-focused communities. Together, we’re creating a bold new model for the future of community—where people can live, learn, work, and thrive.”

Already Underway

Construction is already underway on 747 single-family lots, featuring homes from nine builders in a variety of sizes, designs, and price points. The first models are expected to open in spring 2026. Commercial development is moving forward as well, including Denton’s first H-E-B, set to open alongside the new homes—an early sign of the strong demand and vibrant community Landmark is creating.

Landmark reflects nearly 40 years of stewardship, bringing together history, vision, and collaboration. This is a landmark moment—and we’re only getting started.
